Attempt #2 I seemed to have lost the big postI ade so I'm redoing it.
Wout sorry if I spammed you I thought that was ht ebig post and I resent
the emal to you.  Ignore.

So I owe  you guys a update.

As you know I had the surgery finallyand medical stuff April to July.
Minor Complications  like 1 day going bilnd but recovered when swelling
in eye faded.

BAck in Feb got letter from State Farm.  We've used htem since 80s.
Some back ground.  A new FL law requires every roof to be
checked/repaired every 10 years.  Doesn't matter if no damage has to be
owrked on.  Insurance companies are enforcing this. Also a dozen
insurance companies left FL due ot the 'canes. Thus in some areas 60% of
state has no home insurane in some areas 80% of folks have 0 flood
insurance.

So I got the letter.  Course back then was a bit busy with eyes and not
able ot get on computer for a month or two to research companies.  I
finally finished list en dof Aug and got top 4. Getting 1 estimate
tomorrow and last 2 next week.  Then will do roof work in 2-3 weeks.  NO
clue on how much. But I suspect it'll be 15-20k.  I think roof is fine.
No leaks and no shingles blown off. But again forced to wokr on this stuff.

A few weeks ago a/c died for 4 days.  Lucky that was a free fix.

But 2 weeks ago.  We had record rains. In this area 15 inches. Granted
in prev 'canes we've had 3x as much.  In my house that I grew up in
we've had Den/back yard door flood maybe a foodt or 2 inside door.  At
front door maybe same when trucks would rush by and splash waves on
porch.  But that's it.

ButI woke up to water in hallway. It ended up 5 of 9 rooms.  Den and 1
spare bedroom.  Hallway and partially maybe a foot or two in master
bedroom and living room.

At most it was a inch maybe a quarter inch.  Seemed it came from
Foundation.  Ground so saturated it came in.  Probbaly with clogged
street drainage.

So had to get SErv Pro soem of you know htem they handle disaster
recovery like floods or dead bodies.  If you have a decayed body in bed
they clean that up.  So had drying machines for a few days.  Waiting on
them to do Demo.  Since its outside water they call it cat 3 water like
trash, chemicals or sewage.  So they have guideilnes ot demo.

This means removal of carpets, floor boards in affected areas and
walls.  I n Den and spare bedroom this is paneling.  Sadly means
replacing from ground to ceiling. In hallway drywall up to 2 feet from
floor to 2 feet.  To prevent spread of mold.

Drying machines are 600/day.  So probably 1500-2k.
Demo alone will be 7k.  They take furniture from the 2 main rooms nad
store in warehouse rental no clue on price there.

Sadly I have no estimates on replacements. But I suspect it may be 2-3x
as much as demo.  So with roof and flood I may be out 30k. But no choice.

Years ago maybe 15.  We had a pipe burst in hallway ceiling and flooded
down wall with terhmostat.  Glad we didnt' burn things down. But I
noticed it fast.  But sadly we did replace carpets in every room even
tho it was mainly hallway.  WE did do a flod insurance claim but after
that they canceled me. So I have o Flood ins at this point  So ins
companies only give you 1 chance....for claims.  sigh.

So that's what I've been up to.
I suspect roof will be doen by end of october.
Flood repairs who knows I hope by Nov.
I dunno.
I could leave it fien now but we have family history.  Nieces
grandparents had a pipe burst and water sat for 3 weeks while not home.
They had to remove 90% of their stuff.

So I think its over kill and making $ to serv pro in my heart.
But in my brai n if ther eis a wee bit of risk of mold...

So that's wha'ts been up.

I have tried to do some update work. Bu the dwarves slack way too much
lately so been difficult.

Maybe when things settle in late oct/nov I can do some stuff.
But I suspect I'll need to unpack funiture and such.
That could take weeks.

So we'll see.

PS happy belated BDay to a certain list member.  You know who you are :)

STay tuned.

I will try also to get into discord but so distracted/busy.
